Design Build Process

1) INITIAL MEETING &  PRELIMINARY BUDGET DEVELOPMENT

In our first meeting we love to hear about your vision for your new home. We discuss everything from your preferred exterior architectural style, to how many bedrooms you will need, to the type of flooring you would like. With the information we gain from this discussion we are able to construct a preliminary budget for the construction cost of your new home. This information will help us make decisions during the design stage that will work within our desired construction budget.

2) SELECTING A BUILD LOCATION

One of the most important decisions in building your dream home is choosing the perfect location. You may already own your land, or you may ask us to help you select a location that is just right for you.

3) CUSTOM HOME DESIGN

Once your location has been selected, we will work with you to create a custom home design that is tailored to suit your lifestyle. With considerations such as sunlight, wind direction, views, and all other site specific information, we will design floorplans and exterior elevations that bring your design vision to reality

4) FINALIZE CONSTRUCTION PRICING AND CONTRACT

With floorplans and exterior elevations complete we can then produce construction drawings. Construction drawings will aid us in confirming exact pricing for your new home. In most cases our actual construction pricing is within 5% or less of our preliminary budget established after our first meeting. Assuming our actual construction costs are acceptable, we are then able to sign a contract and begin construction.

5) HOME CONSTRUCTION

This is, for most people, the most exciting stage. Our construction team will watch over every detail to ensure that what we have designed is built to the highest standard. There are always many decisions to make along the way and our design team is there to work with you to make the experience as enjoyable and stress free as possible.

6) HOME POSSESSION

The length of the construction stage will vary depending on the size, location, and complexity of each home. Most homes are completed within 9-12 months from the time construction begins.

7) WARRANTY SERVICE

At Stonegate our goal is to provide exceptional service during your build and after you move in. We are a member of the Alberta New Home Warranty Program and provide the following coverage for all of our home owners: 1 year on all materials and labour, 2 years on delivery and distribution systems, 5 years on building envelope, and 10 years on structural.
